Hey James! I’ve really been into luxury vinyl plank (LVP) lately, and it gives you that sleek wood look but holds up way better to wear and tear. If you're going super modern, polished concrete is also a cool choice and crazy low-maintenance. For something a bit warmer, engineered hardwood is great and doesn’t expand as much as solid wood. Honestly, it depends on the room—some people mix materials to balance style and function. What kind of vibe are you going for—minimalist, industrial, cozy modern?

Totally agree on LVP, it's super clean look and tough as nails! I’ve also seen large-format tile catching on in modern homes lately. Anyone tried it in living spaces instead of just kitchens or baths?
